Chandler Martin -2- <br /> COMMENTS ON DEVELOPMENTS <br /> PA-05-543 (SU) <br /> REQUIREMENTS: <br /> 1. A traffic study shall be required to determine the impacts and mitigation of the proposed project. The <br /> developer shall deposit funds with the County for all costs, as estimated by the Department of Public <br /> Works Infrastructure Planning Division,prior of Department of Public Works preparing or contracting for <br /> the required study. Any mitigation required by the traffic study shall be provided by the applicant. <br /> (Development Title Section 9-1150.4) <br /> 2. The applicant shall submit a feasibility study for storm drainage to determine if the existing system has the <br /> capacity to serve the development without utilizing the drainage pond. <br /> Upon approval of the above requirement, the following conditions shall apply. <br /> RECOMMENDATIONS: - <br /> 1. All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot,if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> recording the Final Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 2. A grading plan shall be submitted as a part of the improvement plans and approved prior to recording the <br /> Final Map. The grading plan shall contain the information listed in the California Building Code(CBC), <br /> Appendix, Chapter 33, Se-tion 3309,complete drainage details and elevations of adjacent parcels. Retaining <br /> wall details shall be submitted where applicable. Grading in excess of 5,000 cubic yards shall comply with <br /> Sections 3309.3 and 3309.4 for "Engineered Grading Requirements." <br /> 3. If improvements referred to herein are not completed prior to recording the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin ensuring the completion of improvements within one <br /> (1)year after recording the Final Map. (Development Title Section 9-1100.301) <br /> 4. A Preliminary Soils Report is required in accordance with the County Standards for the purpose of <br /> determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> 5. Water meters shall be installed on all water services. (Board of Supervisors Order B-91-650) <br /> 6. All traffic signs and mark,ngs shall conform to the Manual on Uniform Traffic Control Devices, CalTrans <br /> Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> 7. The following streets, which are stubbed for future extension, will require temporary turnarounds: proposed <br /> road between lot 25 and 52. Adjacent property owners shall be given notice of the temporary nature of the <br /> turnaround and the provisions for removal in the future. (Development Title Section 9-1150.2) <br />
