EACH LOT TO CONTAIN 6,000 SQUARE FEET OR MORE, AND 3 <br /> LOTS OF 12,000 SQ. FT. OR MORE TO BE USED FOR A STORM WATER RETENTION BASIN. <br /> 5113 E. MAIN STREET (APN 159-100-04) (PA-0500543) (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1. The owner/developer should dedicate right-of-way on Walker Lane within the limits of the <br /> project as needed to provide a 50' right-of-way (25' half section). Further, the <br /> owner/developer should install complete frontage improvements on Horner Avenue, on Main <br /> Street, and on Walker Lane, within the limits of the project, per City Standards. Said <br /> improvements, including, but not limited to, sidewalk, curb and gutter, pavement widening, <br /> driveway installation, and street lighting, should be installed prior to occupancy of any new <br /> buildings/structures on this site. <br /> 2. Provisions should be made for an appropriate vehicular turn-around at the easterly <br /> termination of Street "A." <br /> 3. All on and off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
