CONDITIONS OF APPROVAL <br /> PA-0500543 (SU, TE) <br /> ERNEST VASTI <br /> A six-year Time Extension application for a previously approved Major Subdivision application No. <br /> PA-0500543 was approved by the San Joaquin County Planning Commission on March 16, 2017. <br /> The effective date of approval is March 26, 2017. This tentative map approval will expire on January <br /> 13, 2023, which is six years from the date of approval, unless (1) all Conditions of Approval have <br /> been complied with and (2)a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. TENTATIVE MAP: The Final Map shall substantially conform with the approved revised tentative <br /> map dated October 2, 2006. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of fifty (50)feet, measured a distance of 20 feet back <br /> from the front lot line(Development Title Section 9-310.4) <br /> (2) All corner parcels shall have a minimum lot width of sixty (60) feet, measured a distance of 20 <br /> feet back from the front lot line. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. NOISE MITIGATION: All residential units constructed on lots that front either Walker Lane or Main <br /> Street shall be air conditioned. A six-foot-high sound wall shall be constructed on the south side of <br /> Parcel 69 along Main Street. (Environmental Noise Assessment dated August 11, 2006) <br /> e. DEMOLITION PERMIT: A demolition permit shall be obtained prior to final map approval for all <br /> existing structures that do not meet the minimum setback requirements for the R-L zone. <br /> f.
