d. SETBACKS: Yards and setbacks for the mobile home park shall be as follows: <br /> (1) Front yard setback is a minimum of twenty (20) feet <br /> (2) Side yard setback is a minimum of five (5) feet <br /> (3) Rear yard setback is a minimum of twenty (20) feet, and ; <br /> (4) Street side yard setback is a minimum of twenty (20) feet. (Development Title Section <br /> 9-9-310.5) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, ustfree <br /> nBumper <br /> mprar <br /> ds <br /> shall be provided when necessary to protect adjacent or <br /> properties.(Development Title Section 9-1015.5[e]) <br /> (2) A minimum of one (1) parking space shall be provided at each mobile home site, <br /> plus thirty-eight (38) guest parking spaces, including five (5) accessible parking <br /> spaces, one (1) of which shall be van accessible. (Development Title Sections 9- <br /> 1015.3 and 9-1035.7) <br /> (3) Parking is prohibited on roads with widths less than twenty-four (24) feet, is allowed <br /> on one side with a road width of thirty-two (32) feet and permitted on both sides of <br /> the street with a minimum road width of forty (40) feet. (Development Title Section 9- <br /> 1035.5[c]) <br /> f. WALKWAYS AND BIKEWAYS: Walkways and bikeways shall be provided as follows: <br /> (1) All mobile home parks shall provide internal walkways that connect each mobile <br /> home site and provide access to all common areas and a public street. <br /> (2) Driveway crossings shall be held to a minimum on walkways, shall be located and <br /> designed to provide safety, and shall be appropriately marked and otherwise <br /> safeguarded. <br /> (3) Walkways to be used by children as routes to school, bus stops, or other <br /> destinations shall be located and safeguarded to minimize contacts with automobile <br /> traffic. <br /> (4) Walkways and bikeways may be combined with other easements and used by <br /> emergency, maintenance, or service vehicles, but shall no be used by other vehicle <br /> traffic.
