Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer, and if the site's land use is consistent with the City's General Plan, the property <br /> owner will be required to apply for a City of Stockton Outside Sewer Service Application <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of the sewer main to serve this parcel, as required, to <br /> meet City standards. This may include the extension of the sewer main across the <br /> entire frontage of the property. <br /> 2. The owner/developer should dedicate Caffese Drive, Horner Avenue and Walker Lane <br /> within the limits of the project to provide a 60' street section (30' half section). Frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting should be installed prior to occupancy of any <br /> buildings/structures on this site. Additionally, the owner/developer should install one half <br /> of an appropriate street turn around (cul-de-sac) on the west end of Caffese Drive within <br /> the limits of the site. <br /> 3. Access gates shall be located far enough back from the driveways to ensure vehicles <br /> entering the facility will not stack onto the public right-of-way. <br /> "STOCKTON...CALIFORNIA'S SUNRISE SEAPORT" <br />
