The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in: <br /> a. a fifty(50)foot wide right-of-way of New Water Road,Budd Road, and E.Washington Street; <br /> b. a fifty(50)foot wide cul-de-sac on the east and west end of E.Washington Street; and <br /> c. a proposed fifty(50)foot access road from New Water Road and Budd Road. <br /> (A$385.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) (The fee due will <br /> be based on the current fee schedule.) (Development Title Section 9-1150.5) <br /> 4. New Water Road,Budd Road, and E. Washington Street shall be improved to County standards for a fifty <br /> (50)foot rural residential street. (Development Title Section 9-1150.2[d][3] and Section 9-1150.5 [b]) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 7. A portion of the original parcel,along the western property line,is located within the 100-Year Floodplain. <br /> Therefore,all new structures or substantial improvements constructed within the 100-Year Floodplain shall <br /> be elevated a minimum of one (1)foot above the 100-Year Flood Elevation of thirty-five(35)feet. <br /> 8. The developer shall prepare and record an agreement for notice to future owners for maintenance of the <br /> private road by the owners and shall be noticed by a statement on Final Site Plan.
