The site is identified as Assessor's Parcel Number (APN) 191-270-01. The subject <br /> Lsite is currently under review by the San Joaquin County Community Development Department for a <br /> lot line adiustuientthat would split the site into a+60-acre Parcel 1 and a 40-9cre Parch as shown on <br /> Figure 2; therefore, in accordance with Section 9-1105.2 (d) of the San Joaquin County Development <br /> LTitle, the County has required a soil suitability study (Reference 1). ENGEO previously prepared a <br /> phase one environmental site assessment for the entire site that did not identify soil or groundwater <br /> contamination related to the subject site(Reference 2). <br /> Sc6. ope <br /> The scope of this study included researching historic septic system usage for the subject property and <br /> adjacent sites at the County office, completing a site reconnaissance, performing one percolation test <br /> per proposed parcel under a San Joaquin County permit,and summarizing our findings in this letter. <br /> Present and Past Uses of the Property <br /> b, Our research indicates that the property is zoned as AG40, for general agricultural use and has <br /> historically been used for agriculture production. We observed that the property is currently <br /> occupied by the residents at 1481 W. Manila Road, used as alfalfa agriculture production land, <br /> ho and has existing paved and dirt access roads. A residential home is located on the west side of <br /> the parcel.
