The property is in a unique location and is adjacent to multiple parcels that <br /> are inconsistent with the zoning of AG-40. Specifically, there are twenty-five <br /> (25) parcels between the property and Interstate 5. As outlined on the <br /> attached Exhibit 1, the average parcel size for the twenty-five ty- (25) parcels is <br /> thirteen (13 +/-) acres per parcel. Moreover, ninety-five percent (95%) of the <br /> parcels'are under twenty (20) acres and over fifty percent (50%) of the <br /> parcels.'are under ten (10) acres. <br /> { <br /> 2. The granting of the Variance will not co' nfer a special privilege as ninety-five <br /> percent (95%) of the other parcels between the property and 1-5 are <br /> substantially below the forty (40) acre minimum and are obviously reflective <br /> of the significantly subdivided area reflecting small parcels. <br /> 3.
