PA-03-273 OF JAMES <br /> ANDERSON (C/O BEN CAMANCHO) (APN: 191-260-08) (ADDRESS: <br /> 665 W MANILA ROAD, LATHROP) <br /> The project is a pre-application for a Site Approval to establish a poultry farm for a <br /> maximum of 1,000 chickens (Use Type: Animal Raising-Small Animals). The applicant <br /> proposes to use a combination of 55-gallon drum shelters and chicken wire pens to <br /> house the chickens within a two (2) acre fenced area. The 10.76-acre parcel has a <br /> General Plan designation of A/G (General Agriculture) and is zoned AG-40 (General <br /> Agriculture-40 acre minimum). <br /> The parcel is located on the north side of Manila Road, 4,800 feet west of Manthey <br /> Road, north of Lathrop. <br /> Operational Characteristics <br /> If a full application is submitted to the Community Development Department, additional <br /> information needs to be provided in regards to the operation of the poultry ranch. What <br /> are the poultry raised for (i.e. eggs, meat, etc.)? Are the chickens/roosters sold and <br /> transported on a weekly basis? Do the owners of the property care for the poultry ranch <br /> or is there a different caretaker on-site? How will the manure be managed? Will it be <br /> transported off-site or remain on site? <br /> This type of information needs to be provided in order to prepare an Initial Study for <br /> environmental review if the applicant proceeds with the project. <br /> Small Animal Raising <br /> Development Title Section 9-1045.3 states that animals associated with poultry ranches <br /> shall be kept or maintained a minimum distance of 100 feet from the nearest property <br /> line. According to the Assessor's records the parcel has a total of 355 feet of frontage <br /> along Manila Road. As a result, the proposed project cannot be wider than 155 feet. <br /> The applicant will need to revise the Site Plan if a full application is submitted. <br /> 1 <br />
