' 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of site: The project consists of one ten acre parcel. The subject Assessor's Parcel <br /> Number is 017-280-09. The project is in an agricultural community. The parcel is zoned AL-5. <br /> ' 1.2 Description of Proposed Development: It is proposed to divide the existing parcel into two <br /> separate five acre parcels. In accordance with the San Joaquin County Development Title, this Surface <br /> and Subsurface Contamination Report(SSCR) is being submitted for approval. This report will <br /> investigate the property for visual or historical environmental contamination based on field observation, <br /> interviews with the owner, and County records. (This SSCR includes no chemical analysis). <br /> ' 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> ' 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ' 2.1 Discussion of Past,Present,and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony of the property owner, Brent Workman. The Owner was <br /> ' interviewed in September,2017. The owner has owned the subject parcel for 10 years. The land use <br /> has not changed under his ownership. It has always been used as a residence and bare land. No new <br /> tdevelopment is purposed at this. <br /> Presently the property is used as residential and bare land. The surrounding properties also are used <br /> ' for vineyards and row crops. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> ' CONTAMINATION• <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> ' San Joaquin County Agriculture Commissioners office on September 22, 2017 (see appendix for <br /> results). An onsite survey was performed in October, 2017 by staff of Dillon&Murphy. The San <br /> Joaquin County Environmental Health Department's underground storage tank mitigation database list <br /> ' and an on-site search of underground storage tank program facilities yielded no findings in and around <br /> subject parcel area(See Appendix.) <br /> t 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. <br /> The property has been used as a residence and bare ground for over 10 years. The shop building has <br /> ' recently been rented out to a tenant. Apparently he has been using products (stored on site in barrels) <br /> for cleaning and refinishing. The tenant is currently being removed from the site and he is required to <br /> remove his products and clean the site to the condition he received it in. <br /> 1 <br /> ' 1 <br />
