<br /> PROJECT DESCRIPTION: A Variance application and associated Use Permit application:
<br /> The Variance application proposes to reduce the miNmum setbacks for a proposed off-site wine cellar as follows:
<br /> • Front (East) Setbacks: From 200 feet (Development Title Section 9-1075.7[c][1]) to 22 feet for existing parking,
<br /> and to 133 feet for existing and proposed structures.
<br /> • Side (North) Setbacks: From 100 feet (Development Tittle Section 9-1075.7[c][2][B]) to 48 feet to accommodate
<br /> existing structures, existing permanent parking, and proposed structures.
<br /> Side (South) Setbacks: From 300 feet (Development Title Section 9-1075.7[c][2][A]) to 40 feet to accommodate
<br /> existing structured, existing permanent parking, and proposed structures.
<br /> This application does not propose to reduce the Rear Setback requirement of 100 feet (Development Title Section 9-
<br /> 1075.7[c][2][B]).
<br /> The Use Permit application proposes an off-site wine cellar to include a vineyard, construction of an off-site cellar building,
<br /> approximately 5,600 square feet, construction of an office building, approximately 2,000 square feet, and construction of-a
<br /> restroom building, approximately 400 square feet. This parcel is under a Williamson Act contract.
<br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General
<br /> Agriculture).
<br /> PROJECT LOCATION: The project site is on the west side of South Manteca Road, 2,400 feet south of Veritas Road,
<br /> Manteca. (APN/Address: 226-11046/23601 South Manteca Road, Manteca) (Supervisorial District 5)
<br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial-Study
<br /> and proposed Negative Declaration are available at the Community Development Department.
<br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the
<br /> Community Development Department no later than December 27, 2018. Comments or recommendations received after that
<br /> date would not be used in staffs analysis and recommendation for this application. The County's Development Committee
<br /> will review this application on January 2, 29l 9. If you would like to receive-notice of the staff determination for this project,
