Attachment A <br /> Todd and Annette Roddan Application for Use Permit <br /> Operational Statement: <br /> Due to the changing business environment our current use (a nursery) is quickly <br /> becoming no longer financially feasible. After many years of research, we've <br /> decided that the County would benefit greatly by a wine cellar (off-site) and our <br /> property is ideally situated to accommodate this need. <br /> However, due to the change of use from a nursery to a wine cellar (off-site) we <br /> are seeking the approval of the County for a use permit for our new use. The <br /> current use as a nursery is no longer consistent with the new offsite wine cellar <br /> use. <br /> We have a long history of using our property in an agricultural manner (initially <br /> farmland, then as a nursery and farmland and now as a proposed farmland and <br /> offsite wine cellar). Our partner, Bob Campana and Vintage Enterprises LLC <br /> (d/b/a Redwood Cafe), has over 25 years' experience in the special event and <br /> hospitality industry. Using our combined expertise our plan is to create an offsite <br /> wine cellar, vineyard, wine tasting and special events area. Our primary goal is to <br /> have an offsite wine cellar that highlights grapes grown on the property by having <br /> wine tastings and ancillary marketing events showcasing the wine we grow. <br /> As a result of both our partner's background and our background in the AG <br /> business, we know how to be good neighbors and actively take proactive <br /> measures to reduce complaints. We strongly believe that by properly designing a <br /> partially underground space and reusing existing structures and spaces our <br /> property has (a) plenty of factors to help mitigate any potential noise issues as <br /> well as (b) adequate space to accommodate onsite overflow parking and (c) will <br /> be designed in a highly creative/innovative structure that will be provide noise <br /> attenuation while at the same time being visually attractive. <br /> These features will help ensure there are no "spill overs" with either parking or <br /> noise to surrounding properties when a special event is taking place. However, <br /> the primary use of the property will be to highlight the grapes (which will be <br /> growing onsite) and promote its use as an offsite wine cellar in the county. <br /> Page 1 of 1 <br />
