CONDITIONS OF APPROVAL <br /> PA-1200249 <br /> MACHADO/QUARTAROLI <br /> Lot Line Adjustment Application No. PA-1200249 was approved by the Community Development <br /> Department on January 24,2013 ,which is the effective date of approval. This approval will expire on <br /> July 26, 2014 , which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468- <br /> 3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among four parcels as shown on <br /> the site plan dated December 14, 2012 <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and <br /> shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of <br /> Lot Line Adjustment" shall not be recorded until the Williamson Act Contract has been deemed <br /> complete. Filing fees are required for this application. (Government Code Section 51257) <br /> d) LOT WIDTH: (The following requirements shall apply): <br /> Parcel One, Two Three and Four shall be a minimum of 330 feet in width, measured at the front <br /> yard setback line. (Development Title Section 9-610.4) <br /> e) PROPERTY LINE SETBACK: (The following requirement shall apply): <br /> The proposed new property lines for Parcel Two shall meet the side and rear yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for non- <br /> agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> f) PLANNING APPLICATION PA-1200256: The"Certificate of Compliance"for application <br /> PA-1200256 shall be recorded prior to the recordation of the "Notice of Lot Line Adjustment" for <br /> application PA-1200249. <br /> 2) DEPARTMENT OF PUBLIC WORKS: (See the attached memo dated January 7, 2013) <br /> NOTES AND INFORMATION ONLY: <br /> APN: 257-170-11 is not under a Williamson Act Contract. APN: 257-170-09 is under Williamson Act <br /> Contract 77-C1-162; APN: 257-170-08 is under Williamson Act Contract 78-C1-170. The proposed <br /> application is consistent with Government Code Section 51257. <br />
