There is no underlying project submitted with this application; <br /> however, the applicant is considering projects with use types conditionally <br /> permitted in the C-FS (Freeway Service Commercial) zone such as an autottruck <br /> fueling facility (Use type: Gasoline sales), Fast Food (Use type-, Eating <br /> Establishment— Convenience), Motel (Lodging Services — Motel) and Retail Strip <br /> (Retail Sales and Service: Primary or General) There is one residence and an <br /> accessory structure on the parcel. In addition, the property owner also owns the <br /> parcel to the east of the property. <br /> Surrounding Land Uses <br /> The parcels located to the west and south of the proposed project site have a <br /> General Plan designation of AIG (General Agriculture) and are zoned AG-40 <br /> (General Agriculture—40). The parcel to the northwest has a General Plan <br /> designation of IIL (Limited Industrial) and is zoned AU-20 (Agriculture Urban <br /> Reserve — 20 acre minimum). The parcel to the northeast has a General Plan <br /> designation of IIL (Limited Industrial) and is zoned I-W (Industrial Warehouse). <br /> To the east of the proposed project site is Interstate 5. <br /> 4 - <br />
