Applicant shall provide a written statement to the Department of Public Works stating whether <br /> Surface Transportation Assistance Act(STAA) type trucks will be used as a part of the proposed <br /> operation. If STAA type trucks are to be used, a letter requesting designation of the propose <br /> facility as a STAA terminal will be required. <br /> Upon satisfaction of the above requirements, the following Conditions of Approval shall apply. Additional <br /> and/or revised conditions of approval maybe necessary based upon factors resulting from the completed <br /> application. <br /> I <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of San Joaquin County <br /> Standards CW-C12 or CW-C12 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> 3. The frontage improvements for the westerly extension of Roth Road along the northerly property line of <br /> APN 191-250-14 shall be constructed in conformance with the standards for a partial width sixty (60)-foot <br /> right-of-way local commercial street. (Development Title Section 9-1150.2) <br /> 4. The frontage improvements for Manthey Road shall be constructed in conformance with the standards for a <br /> sixty (60)-foot right-of-way local commercial street. (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee currently is $4,534.00 per 1,000 gross square foot of building <br /> designated as Retail Service in the Lathrop area. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 00-433) <br /> 6. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $1,100.00 per 1,000 gross square <br /> foot of building designated as Retail. The fee is based on the current schedule. (Resolution R-06-38) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 9. No County utility services(sewer, water and storm drainage) are available at this time for future <br /> development. Services for this development shall be designed capable of expanding to serve the entire side <br /> of the freeway. When only one parcel is served, the system may be privately owned until additional parcels <br /> are served,then they shall become public systems. If public facilities are required, annexation to an existing <br /> County Service Area or formation of a new County Service Area may be required. Formation of a Zone or <br /> Prop 218 may also be required. <br />
