_ 1 <br /> CONDITIONS OF APPROVAL <br /> PA-03-224 <br /> Haney <br /> Site Approval Application No. PA-03-224 was approved by the San Joaquin County Community <br /> Development Department on August 7,2003. The effective date of approval is August 17,2003. This <br /> approval will expire on February 15, 2005, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Raymond Hoo,468-3164) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a double-sided, internally illuminated pole sign and a double- <br /> sided, indirectly illuminated monument sign for a self storage business as shown on the Plan dated <br /> May 8, 2003. <br /> c. ILLUMINATION: Signs may be indirectly illuminated or internally illuminated, subject to the <br /> provisions of Section 9-1025.6. The light source shall not be visible from the street or from abutting <br /> properties and shall be concealed or shielded. (Development Title Section 9-1710.2[d]) <br /> d. OBSTRUCTION OF VIEWS: No sign shall be located so that it substantially interferes with the view <br /> motorists need to proceed safely through intersections or to enter onto or exit from public streets or <br /> private roads. (Development Title Section 9-1710.2[f]) <br /> e. SETBACKS: All portions of a sign shall be setback a minimum of five (5) feet from future right-of- <br /> way lines, including comer cutoff (snipe), and shall not block pedestrian or vehicle rights-of-way. <br /> (Development Title Section 9-1710.2[g]) <br /> 2.
