(2) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 1022.4[e][2][A]) <br /> (3) A solid masonry wall six (6) to eight (8) feet in height shall be erected along northern boundary <br /> line of the applicant's lease area as shown on the Site Plan dated August 16, 2007. <br /> (Development Title Section 9-1022.4[e][1]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br /> (2) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R., Title 24). <br /> (3) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> (4) The slope of a parking space shall not exceed %inch per foot(C.C.R.,Title 24). <br /> (5) Provide one van parking space. <br /> (6) Provided restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1. <br /> (7) Provide engineered plans for office, onsite accessible restroom, parking, and storage racks. <br /> 2.
