<br /> Beginning at the Southwest corner, as shown upon Map entitled, Groves Tract, filed for record January 25,
<br /> 1926, in Vol. 10 of Maps, and Plats, Page 104, San Joaquin County Records, said point being also in the East
<br /> line of property described in Deed from Charles M. Weber to Hiram Chick, dated October 28, 1863, recorded
<br /> November 2, 1863 in Book A of Deeds, Vol. 14, Page 66, San Joaquin County Records; thence South 61 39'
<br /> West along the East line of said Chick property; 3890.76 feet to the Northerly line of parcel of land described
<br /> in Deed from Oscar E. Richards to William A. Richards, dated January 4, 1945; recorded January 8, 1945 in
<br /> Vol. 904 of Official Records, Page 447, San Joaquin County Records, thence along the Northerly line of the
<br /> property of William A. Richards, South 890 25' East, 1209.62 feet to a point on the West line of the State
<br /> Highway described in Deed to State of California, dated July 7, 1928, recorded August 6, 1928 in Vol. 255 of
<br /> Official Records, Page 27, San Joaquin County Records; thence Northerly along the Westerly line of State
<br /> Highway as described in said Deed to the point of intersection of the Westerly line of said State Highway with
<br /> the Southerly line of Grove Tract hereinafter referred to thence along the Southerly line of said Grove Tract,
<br /> North 8311 3' West 1342.65 feet to the point of beginning.
<br /> EXCEPT that portion described in the Deed to the State of California, dated September 17, 1946, recorded
<br /> December 3, 1946, in Vol. 1022 of Official Records, Page 371, San Joaquin County Records,
<br /> ALSO EXCEPT THEREFROM that certain 38.84 acre parcel of land conveyed by Grant Deed dated September 4,
<br /> 1968 from Catherine R. Bevanda, as executrix of the last will and testament of M. J. Bevanda, also known as
<br /> Matt J. Bevanda, as Grantor, to the State of California, which Deed was recorded as Instrument No. 47076 on
<br /> November 5, 1968 in Book 3253, Page 321, Official Records of San Joaquin County.
