S
CIT Y OF STOCKTON
PUBLIC WORKS DEPARTMENT
City Hall • 425 N. EI Dorado Street • Stockton, CA 95202-1997 • 209/937-8411 • Fax 209/937-8277
www,stocktongov.com
March 15, 2005
Rick Griffin
San Joaquin County Community Development
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
A SITE APPROVAL APPLICATION FOR THE OPERATION OF A 78 FOOT TALL WIRELESS
COMMUNICATIONS CELL TOWER
1444 S. MARIPOSA ROAD (APN 173-020-54) PA-0500108 (SA)
The City of Stockton Public Works Department has reviewed the revised site plan application
and offers the following comments:
1. Should San Joaquin County require this site to be served by City of Stockton Sewer
lines and/or treatment facilities, or should the site require additional sewer capacity, and
if the site's land use is consistent with the City's General Plan, the property owner shall
be required to apply for a City of Stockton Outside Sewer connection and shall be
required to annex to the City of Stockton, or sign a deferred annexation agreement if the
property is not deemed contiguous to the City, and pay the applicable fees.
2. The owner/developer should dedicate additional right-of-way as needed, and install
complete frontage improvements on Charter Way, Mariposa Road, and Learned
Avenue, within the limits of the project, including, but not limited to, curb, gutter,
sidewalk, driveway installation, pavement widening and street lighting. Said
improvements should be installed prior to occupancy of any new buildings/structures on
this site. Should installation of these improvements prove not practical due to existing
physical constraints, the owner/developer should enter into a Deferred Improvement
Agreement whereby the owner/developer agrees to install the required improvements at
such time as it is practical.
3. The site lies within an Area of Benefit(AOB) No. 78, Mariposa Road Storm Drain, which
was adopted by the Stockton City Council on August 2, 1988, Resolution No. 88-0514.
Stockton
h"
11Jill
1999
