MARIPOSA ROAD (APN 173-020-54) PA-0500108 (SA) <br /> The City of Stockton Public Works Department has reviewed the revised site plan application <br /> and offers the following comments: <br /> 1. Should San Joaquin County require this site to be served by City of Stockton Sewer <br /> lines and/or treatment facilities, or should the site require additional sewer capacity, and <br /> if the site's land use is consistent with the City's General Plan, the property owner shall <br /> be required to apply for a City of Stockton Outside Sewer connection and shall be <br /> required to annex to the City of Stockton, or sign a deferred annexation agreement if the <br /> property is not deemed contiguous to the City, and pay the applicable fees. <br /> 2. The owner/developer should dedicate additional right-of-way as needed, and install <br /> complete frontage improvements on Charter Way, Mariposa Road, and Learned <br /> Avenue, within the limits of the project, including, but not limited to, curb, gutter, <br /> sidewalk, driveway installation, pavement widening and street lighting. Said <br /> improvements should be installed prior to occupancy of any new buildings/structures on <br /> this site. Should installation of these improvements prove not practical due to existing <br /> physical constraints, the owner/developer should enter into a Deferred Improvement <br /> Agreement whereby the owner/developer agrees to install the required improvements at <br /> such time as it is practical. <br /> 3.
