SA-95-15 OF JAGDISH CHANDRA <br /> ------------------------------------------------------------------ <br /> The request is a Site Approval application to establish a used car <br /> sales lot at an existing motel. The use would be established in <br /> two phases. Phase 1 is to consist of 15 automobiles, and Phase 2 <br /> is to consist of an additional 25 automobiles . An office for the <br /> car lot is proposed within an adjacent motel unit that will be <br /> converted as a part of the project. The facility is proposed to be <br /> open from 9 : 00 a.m. until 5 : 00 p.m. , Monday through Saturday, and <br /> will utilize existing on-site well and septic systems. Drainage <br /> will be to a road-side ditch on the east side of Mariposa Road. <br /> The subject parcel is located at the southeast corner of Mariposa <br /> Road and Learned Avenue, south of Stockton. <br /> The Development Services Division has reviewed the above-referenced <br /> application and intends to approve it subject to the following <br /> Conditions of Approval : <br /> Unless otherwise specified, all the Conditions of Approval and <br /> Ordinance Requirements shall be fulfilled prior to the issuance of <br /> any building permits and prior to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the <br /> approval unless (1) all Conditions of Approval have been complied <br /> with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> requirements cannot be modified. <br />
