Off-street parking shall be <br /> provided and comply with the following: <br /> All parking spaces, driveways, maneuvering areas, and <br /> used automobile parking areas shall be surfaced and <br /> permanently maintained with base material of appropriate <br /> depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. (Development Title <br /> Section 9-1015. 5) <br /> Bumper guards shall be provided when necessary to protect <br /> adjacent. structures or properties . (Development Title <br /> Section 9-1015. 5) <br /> Parking shall be provided as follows: . 33 space for each <br /> 1, 000 square feet of building used as an office, . 67 <br /> space for each employee on the largest employment shift, <br /> and one space for each approved used automobile. The <br /> spaces for the used automobiles shall not displace <br /> existing parking for the motel. The spaces may be <br /> installed in accordance with the approved phasing of the <br /> project. The size and location of the employee and <br /> customer parking spaces shall be consistent with the <br /> requirements of Chapter 9-1015 of the Development Title. <br /> Parking calculations and details shall be included on the <br /> Site Plan. <br /> h. SIGNAGE. A maximum of two advertising signs shall be <br /> permitted for the approved use, only one of which may be <br /> a freestanding sign. Sign details shall be consistent <br /> with Chapter 9-1710 of the Development Title, and all <br /> existing and proposed signs shall be shown on the Site <br /> Plan. <br /> i. LANDSCAPING. A minimum ten-foot-wide landscaped strip, <br /> respecting the ultimate right-of-way width, shall be <br /> installed across that portion of the site ' s frontage on <br /> Mariposa Road that is devoted to the approved use. The <br /> strip s)Zall be continuous except where crossed by <br /> driveways and walkways. All areas not used for <br /> buildings, parking, driveways, walkways, or other <br /> permanent facilities shall be landscaped (Development <br /> Title Section 9-1020. 9) . The required landscaping may be <br /> installed in accordance with the approved phasing of the <br /> project. Landscape details shall be consistent with <br /> Chapter 9-1020 of the Development Title and be included <br /> on the Site Plan. Undeveloped portions of the project <br /> site shall be maintained to prevent the creation of dust <br /> or erosion and shall not become a health hazard. <br />
