f. ACCESS:Access to parking areas shall be provided as follows: (1) Access driveways shall have a width of no less than 25 feet for two-way aisles and 16 feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than 20 feet (2) The parking area shall be designed so that a vehicle within the parking area will not have to enter a public street to move from one location to any other location within the parking area. (3) All access from a public street or alley must be designed so that motor vehicles leaving the parking area will enter the street in a forward direction. g. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) h. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of S. Mariposa Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.5) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. i. SCREENING: Screening shall be provided and comply with the following: (1) All storage mater'als and related activities, including storage areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- 1710.2[9]) k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow and hydrants will be provided for the proposed project by the use of: A. Appendix III-A and III-B of the California Fire Code (public water mains); or B. NFPA 1142 of the National Fire Code (static water supply). Conditions of Approval -2 - PA-0400702
