PHASE ONE <br /> INCLUDES PARKING FOR TWENTY NINE TRUCKS AND/OR TRAILERS, A 1,100 <br /> SQUARE FOOT CARETAKER RESIDENCE, AND A 400 SQUARE FOOT OFFICE. <br /> PHASE TWO INCLUDES A 4,800 SQUARE FOOT SERVICE/REPAIR FACILITY TO BE <br /> CONSTRUCTED WITHIN 6 YEARS <br /> 4242 AND 4250E MARIPOSA ROAD (APN 179-082-52) PA-0700548 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> 1. The owner/developer should dedicate as needed within the limits of the project to <br /> provide a 110' roadway section (55' half section) on Mariposa Road. Frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed prior to <br /> occupancy of any new buildings/structures on this site. Should installation of these <br /> improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a Deferred Improvement Agreement whereby the <br /> owner/developer agrees to install the required improvements at such time as it is <br /> practical. Further, all off-site improvements shall conform to City of Stockton <br /> Standard Plans and Specifications. <br /> 2. The existing gate serving the entrance to the facility should remain open 1/2 hour <br /> before and after all regular hours of operation. Further, all vehicle parking and <br /> traveled areas should be paved to prevent tracking onto the public roadway. <br /> 3. The proposed development lies within the boundary of the South Stockton <br /> Community Facilities District 90-1 (Sewer District) and is not currently annexed.
