Analysis
Background
In 2001, a gunite facility was approved on this parcel that included a 3,200 square foot pole barn and a
3,200 square foot shop. This approval was never perfected and the project expired in 2003.
In 2005, an application was submitted for a gunite facility with a 3,200 square foot pole barn, a 3,200
square foot shop, and a modular office. This application was withdrawn in 2007 because of a change in
ownership.
In 2007, an application was submitted for a truck parking facility for the parking of twenty-nine trucks and
trailers, a 1,100 square foot caretaker residence, a 400 square foot office, and a 4,800 square foot
service/repair facility. The applicant kept the application alive through 2011, even though there was no
action taken by the applicant during this time. After a change in ownership in 2010, and not hearing any
response from the applicant, the application was withdrawn by the County in March 2011.
Operations
Normal operations for the proposed asphalt contracting business will occur Monday through Friday from
5:30 a.m. to 5:30 p.m. The foreman and truck drivers show up in the morning to pick up their dispatch
and any materials and equipment they will need for the day. The estimators may stop by the office
occasionally during the week to complete estimates and prepare bids. There will be eight pieces of
equipment stored on-site for off-site jobs: 2 backhoes, 2 rollers, 1 paver, 2 air compressors, and 1 seal
coat tank. There will be only two full time people at this office location. This project site is to be used for
paperwork, dispatching, maintenance of equipment, and storing the equipment.
San Joaquin County PA-1200120=ells Fargo Bank
Community Development Page 3
