CONDITIONS OF APPROVAL <br /> PA-0500202 <br /> Podesta <br /> Site Approval Application No. PA-0500202 was approved by the San Joaquin County Community <br /> Development Department on July 22, 2005. The effective date of approval is August 1, 2005. This <br /> approval will expire on January 31, 2007, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kathy Allen, [209]953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for demolition of an existing 16,000 square foot building, <br /> construction of a 15,200 square foot nut storage building, 10,000 square foot warehouse building, <br /> and 2,400 square foot storage building to be built in three phases. (Use Type: Agricultural <br /> Warehousing) as shown on the Plan dated July 15, 2005. The project site contains three existing <br /> warehouses, totaling 55,880 square feet. <br /> (1) Phase I (permits shall be issued within 18 months of approval) <br /> A. Demolition of the existing 16,000 square foot building <br /> B. Construction of a 15,200 square foot nut storage building <br /> (2) Phase II (permits shall be issued within 4 years from date of approval) <br /> A. Construction of a 10,000 square foot warehouse building. <br /> (3) Phase III (permits shall be issued within 6 years from date of approval) <br /> A. Construction of a 2,400 square foot storage building. <br /> c. DEMOLITION PERMIT: Submit an"APPLICATION—DEMOLITION PERMIT"for the 16,000 square <br /> foot building prior to the issuance of the building permit for the new 15,200 square foot building. <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> Conditions of Approval - 1 - PA-0500202 <br />
