MARIPOSA ROAD (APN 179-220-04) PA-0500202 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> 1. The owner/developer should be aware that although the site is currently located within <br /> the unincorporated area of the County, it is contiguous to property that is within the <br /> jurisdiction of the City. Should the San Joaquin County require this development be <br /> served by City of Stockton Sewer lines and/or treatment facilities, and if the site's land <br /> use is consistent with the City's General Plan, the property owner shall be required to <br /> apply for a City of Stockton Outside Sewer connection and shall be required to annex <br /> to the City of Stockton. <br /> 2. The proposed development lies within the boundary of the South Stockton Community <br /> Facilities District 90-1 (Sewer District) and is not currently annexed. As a condition of <br /> receiving City of Stockton sewer service, the property owner must annex to the District <br /> (sign the CFD 90-1 MOU)and pay the District annexation fee (currently$9,701.67acre <br /> based on the acreage as determined by the legal map size) prior to permit issuance. <br /> Please contact Dennis Merkel in the City of Stockton Permit Center at(209)937-8546 <br /> for further details. <br /> 3. The owner/developer should install full frontage improvements including, but not <br /> limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street <br /> lighting. Said improvements should be installed prior to occupancy of anystockton <br /> buildings/structures on this site. Should installation of these improvements prove notes <br /> 1IIII ' <br />
