PA-0400347 & PA-0500208 OF CORDIA <br /> PILKINGTON TRUST C/O KJELDSEN, SINNOCK & NEUDECK <br /> (APN: 181-090-11 & 181-090-02)(8868 & 8898 E. MARIPOSA ROAD, <br /> STOCKTON) <br /> The applicant has submitted the above referenced General Plan Map Amendment and <br /> Zone Reclassification applications to amend the General Plan designation of <br /> approximately 48.63 acres from A/G (General Agriculture) to A/L (Limited Agriculture) <br /> and to change the zone from AG-40 (General Agriculture-forty acre minimum) to AL-5 <br /> (Limited Agriculture-five acre minimum). One of the project parcels contains an existing <br /> residence and fallow agricultural land. The second parcel is also fallow agricultural land. <br /> If the General Plan Amendment and Zone Reclassification applications are approved, <br /> the underlying project will be a Major Subdivision application to subdivide the property <br /> into approximately nine parcels. A Major Subdivision application has not yet been <br /> submitted. <br /> The project site is on the south side of E. Mariposa Road, approximately 100 feet east of <br /> S. Austin Road, south of Stockton. <br /> Surrounding Land Uses <br /> The parcels to the north and west are largely agricultural with a few scattered <br /> residences, have a General Plan designation of A/G and are zoned AG-40. The parcels <br /> to the east are smaller in size and range from one half acre (0.5) lots to ten (10) acre <br /> lots, and are zoned AL-5. The project parcel is adjacent to the Burlington Northern and <br /> Santa Fe railroad to the south. The Burlington Northern transfer station is located <br /> southeast of the project parcel. The noise from the railroad and the Intermodal facility may <br /> have to be mitigated if it is found to be significant. <br /> The General Plan Map Amendment and Zone Reclassification applications have been <br /> tentatively scheduled for the Planning Commission hearing on July 7, 2005. The <br /> Community Development Department has reviewed the project and responses from <br /> other agencies and will be recommending that the Planning Commission deny the <br />
