MATHEWS ROAD. <br /> APN 193-160-26 PA 0800247 <br /> Engineering and Transportation Planning has reviewed the subject application. <br /> Based on our review, conformance to the City of Stockton Standard <br /> Specifications and Plans is recommended. In addition, the following comments <br /> are recommended: <br /> 1. The City of Stockton General Plan identifies Matthews Road as a planned <br /> 8 lane arterial within an ultimate 142' right of way (71' half street section). <br /> As such, it is requested that a minimum 31' building front setback be <br /> required from the property line. Further, it is recommended that frontage <br /> improvements on Matthews Road, within the limits of the site, including, <br /> but not limited to, curb, gutter and sidewalk, street lighting and pavement <br /> widening be deferred rather than installed at the interim location, as shown <br /> on the site plan. The owner/developer should enter into and record a <br /> Deferred Improvement Agreement whereby the owner/developer agrees <br /> to install the required improvements at such time as it is practical. All off- <br /> site improvements should conform to City of Stockton Standard Plans and <br /> Specifications. <br /> 2. All parking and traveled areas shall be paved with asphalt or concrete per <br /> the City Of Stockton Development Standards for Off-Street parking to <br /> ensure that vehicles exiting the site onto public streets are track and dust <br /> free. <br /> Stockton <br /> I <br /> M4 <br /> 99e <br />
