REGULATORY AGENCY RECORD SEARCH <br /> AGE contacted appropriate regulatory agencies to review records regarding the subject <br /> property and surrounding sites identified as having recognized environmental conditions <br /> that have potential to impact the subject property based on groundwater flow direction, <br /> distance from the subject property and nature of the releases causing the environmental <br /> condition. <br /> The San Joaquin County Environmental Health Department (SJCEHD) and the Central <br /> Valley Region Water Quality Control Board (CVRWQCB) maintain records of industrial <br /> violations for this area and are the lead agencies for the enforcement of the State <br /> Underground Storage Tank and Hazardous Waste Laws for San Joaquin County. <br /> AGE contacted EDR, a data retrieval company, to conduct a computer search of <br /> federal, state and regional regulatory agency databases of sites having recognized <br /> environmental conditions or that had permits to manufacture, store, utilize, treat or <br /> dispose hazardous materials. EDR provided AGE with a report of sites within specified <br /> search distances of the subject property that were listed on various environmental <br /> databases. <br /> 4.1. Subject Property Database Search <br /> The property address, 4851 South Maybeck Road, Stockton, California, was not listed <br /> — on any governmental databases within the EDR Report. <br /> 4.2. Site Vicinity Database Search <br /> Sites with recognized environmental conditions surrounding the subject property are <br /> typically of concern to the subject property when they are located in an up-gradient <br /> direction from the property with respect to the ground water flow direction. Typically, <br /> groundwater would represent the migration medium for contaminants over significant <br /> distances. Sites located in equi-gradient or down-gradient directions from the subject <br /> property are less likely to impact the subject property. <br /> Sites with permits to operate USTs, handle/store/transfer hazardous materials and <br /> generate hazardous waste are listed on the informational database reports, however, it <br /> does not necessarily imply that these sites have impacted the environment. Sites with <br /> permits within a '%-mile search distance from the subject property are noted with <br /> emphasis on the immediately adjacent permitted sites. <br /> 4.2.1 High Risk Occurrences <br /> Based on the EDR Report, AGE identified the following listings considered to be 'high <br /> risk.'
