All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> finalization of the site approval. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 814) <br /> 2. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a twenty-five(25) <br /> foot wide right-of-way from the centerline of Mayers Road to the property line across the parcel's frontage. <br /> (A$410.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy <br /> of the Grant Deed and a legal description of the parcel to be offered for dedication.) (The fee due will be <br /> based on the current fee schedule.) (Development Title Section 9-1150.5) <br /> 3. The frontage improvements for Mayers Road shall be constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way rural residential road prior to finalization of the site approval.
