-2- <br /> Kerry Sullivan <br /> COMMUNITY DEVELOPMENT <br /> PA-03-346 (MS) <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Dedication to result in a fifty(50)foot wide right-of-way from the centerline of McAllen Road to the <br /> property line shall be required across the frontage of Parcel 2. Dedication shall be made on the <br /> Parcel Map. (Development Title Section 9-1150.5) <br /> 3. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 4. Drainage from each Parcel shall be retained on-site by a retention basin(18-inch maximum depth) <br /> and shall be noticed by a statement on the Parcel Map. Drainage for each parcel shall be calculated <br /> prior to release of Building Permit. (Development Title Section 9-1135.9) <br /> 5. This development is subject to reapportionment under the San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project). An application requesting the <br /> reapportionment of the unpaid portion of the assessment, along with payment of the reapportionment <br /> fee, shall be provided prior to recording the Parcel Map. <br /> 6. All new structures shall be prohibited within 10-feet of the Calaveras River landside levee toe on <br /> parcel number two (2). A building setback line shall be shown on the Parcel Map. <br /> 7. The levee and a 10-foot-strip,measured from the landside levee toe to the north, shall be dedicated to <br /> the San Joaquin County Flood Control and Water Conservation District either on the Final Map,or by <br /> a separate document to be submitted to the Districtprior to <br /> further subdivisions of any parcel that resulted from the subject Minor Subdivision. Therefore, a note <br /> shall be added to the Parcel Map,prior to recordation, to reflect the dedication. <br /> NOTE: Any construction activity that results in the disturbance of at least one (1) acre of soil shall <br /> require a State NPDES construction permit. <br /> A State Reclamation Board Permit shall be required for all work done on the Calaveras River <br /> and its levee. <br /> DG:SH:ar <br /> P:\ OMMENTS\MS\Y0.2MTA-03="(M).wpd <br />
