-2- Kerry Sullivan COMMUNITY DEVELOPMENT PA-03-346 (MS) RECOMMENDATIONS: 1. A Parcel Map is required. (Development Title Section 9-915.2) 2. Dedication to result in a fifty(50) foot wide right-of-way from the centerline of McAllen Road to the property line shall be required across the frontage of Parcel 2. Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 4. Drainage from each Parcel shall be retained on-site by a retention basin(18-inch maximum depth) and shall be noticed by a statement on the Parcel Map. Drainage for each parcel shall be calculated prior to release of Building Permit. (Development Title Section 9-1135.9) 5. This development is subject to reapportionment under the San Joaquin Area Flood Control Agency Assessment District No. 96-1 (Flood Protection Restoration Project). An application requesting the reapportionment of the unpaid portion of the assessment, along with payment of the reapportionment fee, shall be provided prior to recording the Parcel Map. 6. All new structures shall be prohibited within 10-feet of the Calaveras River landside levee toe on parcel number two (2). A building setback line shall be shown on the Parcel Map. 7. The levee and a 10-foot-strip,measured from the landside levee toe to the north, shall be dedicated to the San Joaquin County Flood Control and Water Conservation District either on the Final Map, or by a separate document to be submitted to the District before approval of the Parcel map. NOTE: Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a State NPDES construction permit.
