A portion (APN <br /> 096-050-13) of the subject parcel map lies within the Stockton City limits, and there is currently no <br /> provision in the Subdivision Map Act for approval of this proposed multi-jurisdictional map. As such, <br /> the subject map must be modified to include only one jurisdiction. <br /> Further, the following comment is offered: <br /> 1. Provide appropriate access as needed to Parcel 1 and to the existing 0.46 acre parcel within <br /> proposed Parcel 2, sufficient to negate a land lock situation. <br /> The applicant should also be aware of the following: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the City's <br /> General Plan, the property owner shall be required to apply for a City of Stockton Outside <br /> Sewer connection and shall be required to annex to the City of Stockton, or sign a deferred <br /> annexation agreement if the property is not deemed contiguous to the City, and pay the <br /> applicable fees. <br /> 2. A portion of this development lies within the boundary of the March Lane Sanitary Sewer <br /> Trunk Line Area of Benefit (AOB) No. 62. Prior to issuance of a building permit or <br /> recordation of a parcel or final map, the developer shall pay the subject AOB fee at the rate of <br /> $368.39 per acre (based upon the legal map/parcel size), and adjusted by the monthly <br /> construction index. <br /> 3. A portion of this area development also lies within the boundary of the West <br /> Lane/Calaveras River North Storm Pump AOB No. 63.
