28 May 2003 <br /> AGE-NC Project No. 03-1028 <br /> Page 2 of 23 <br /> lead-based paint, lead in drinking water, wetlands, regulatory compliance, cultural and historical <br /> resources, industrial hygiene,health and safety issues, ecological resources, endangered species,indoor <br /> air quality and high voltage power lines.These environmental issues may wan-ant assessment based on <br /> the type ofproperty or transaction,however,they are considered non-scope issues under ASTM Practice <br /> E 1527-00.The addition ofthese non-scope items must be agreed-upon between the client and AGE prior <br /> to initiation of the Phase I. <br /> Some additions to the scope of the Phase I may originate from property research, such as additional <br /> addresses,past or present,for the subject property.These additional addresses will be added to the scope <br /> of research where feasible. <br /> Limitations and Exceptions: The southem-most portion of Parcel 01 will be excluded from the current <br /> property transfer and will remain with the Sperry family; AGE was asked to inspect the farm complex <br /> known as Sperry Ranch or Sperry Stables at the southeast comer of Parcel 01 for items of environmental <br /> concern.The complex included a vacant residence,bams,stables and an exercise ring plus one domestic <br /> and one agricultural water well. AGE did not inspect the interior of the residence or the garage,and did <br /> not include the ranch complex buildings in the Phase I research. <br /> 2.0. SITE DESCRIPTION <br /> The northern portion of the subject property(Parcels 05 and 06) was located in the City of Stockton, <br /> southern portion(Parcels 0l and 02)were located on county land.The property extended almost one mile <br /> north-to-south from the Calaveras River/McAllenRoad to the intersection ofMarch Lane and the railroad <br /> right-of-way;the railroad right-of-way extends along the western property boundary. The property was <br /> undeveloped land utilized for agricultural purposes with a wheat crop in-place; the Sperry Ranch <br /> complex extended along the southernmost portion ofParcel 01.The property included one domestic and <br /> one agricultural well in the ranch complex and one agricultural well in the northern portion of Parcel 01. <br /> Photographs of the subject property are provided in Appendix A. <br /> Figure 1 shows the setting of the northern portion of the property(7.5 Minute United States Geological <br /> Survey(USGS)Topographic Series,Lodi South,California)and the southern portion ofthe property(7.5 <br /> Minute United States Geological Survey(USGS)Topographic Series,Stockton West,California)at an <br /> elevation of approximately 26 feet above mean sea level(MSL)and in an area of very low topographic <br /> relief.
