Located on the SW. corner of Hall <br /> Avenue and McBride Avenue , E. of Escalon . <br /> APPLICANT : Ed Huffman APN : 249-080-19 <br /> INFORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> Hall Avenue has an existing right-of-way width of 45 feet , and a <br /> planned right-of-way width of 50 feet . <br /> McBride Avenue has an existing right-of-way width of 40 feet, and <br /> a planned right-of-way width of 50 feet . <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, showing drainage , driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted to the Department <br /> of Public Works for approval . Storm drainage shall be <br /> retained on-site , provisions shall be shown on the <br /> Improvement Plan . <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application . (The fee currently is $ 1 ,397 . 00 <br /> per 1 ,000 gross square foot of building as "Service <br /> Commercial " in the Escalon area . The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> 3.
