To : Planning Commission
From: Thomas M. Gau
Sub : MS-93-120/121 (Barton)
Date: 1-20-94
Page: - 2 -
The creation of four new homesite parcels will further fragment agricultural land that
has already been fragmented by the creation of two previous homesite parcels.
3. The site is physically suitable for the type of development
• This Finding can be made because all development requirements In the County
Development Title and all minimum County standards are met.
4. The site is physically suitable for the proposed density of development.
• This Finding can be made because the number of parcels proposed by the two
applications Is consistent with the density allowed under the A/G (General
Agriculture) General Plan designation.
5. The design of the subdivision or the proposed improvements are not likely to cause substantial
environmental damage or substantially and avoidably injure fish or wildlife or their habitat.
• This Finding can be made because the Initial Studies prepared for these projects
Indicated that there will be no significant adverse Impacts on the environment or upon
threatened or endangered species.
6. The design of the subdivision or the type of improvements is not likely to cause serious public
health problems.
• This Finding can be made because the subdivisions' designs and Improvements must
meet County standards. Soil suitability studies are required to determine If septic
systems will be suitable.
7. The design of the subdivision or the type of improvements will not conflict with easements,
acquired by the public at large, for access through or use of property within the proposed
subdivision.
• This Finding can be made because there are no easements acquired by the public
at large within the proposed subdivisions.
8. Any land or improvements to be dedicated to the County are consistent with the General Plan.
• This Finding can be made because any such Improvements or land must meet County
standards-and requirements for dedication and/or construction.
9. The design of the subdivision provides, to the extent feasible, for future passive or natural heating
or cooling opportunities in the subdivision.
• This Finding can be made because the homestte parcels are large enough so that
individual dwellings can be situated to take advantage of solar orientation.
