Gau <br /> Sub : MS-93-120/121 (Barton) <br /> Date: 1-20-94 <br /> Page: - 2 - <br /> The creation of four new homesite parcels will further fragment agricultural land that <br /> has already been fragmented by the creation of two previous homesite parcels. <br /> 3. The site is physically suitable for the type of development <br /> • This Finding can be made because all development requirements In the County <br /> Development Title and all minimum County standards are met. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This Finding can be made because the number of parcels proposed by the two <br /> applications Is consistent with the density allowed under the A/G (General <br /> Agriculture) General Plan designation. <br /> 5. The design of the subdivision or the proposed improvements are not likely to cause substantial <br /> environmental damage or substantially and avoidably injure fish or wildlife or their habitat. <br /> • This Finding can be made because the Initial Studies prepared for these projects <br /> Indicated that there will be no significant adverse Impacts on the environment or upon <br /> threatened or endangered species. <br /> 6. The design of the subdivision or the type of improvements is not likely to cause serious public <br /> health problems. <br /> • This Finding can be made because the subdivisions' designs and Improvements must <br /> meet County standards. Soil suitability studies are required to determine If septic <br /> systems will be suitable. <br /> 7. The design of the subdivision or the type of improvements will not conflict with easements, <br /> acquired by the public at large, for access through or use of property within the proposed <br /> subdivision. <br /> • This Finding can be made because there are no easements acquired by the public <br /> at large within the proposed subdivisions. <br /> 8. Any land or improvements to be dedicated to the County are consistent with the General Plan. <br /> • This Finding can be made because any such Improvements or land must meet County <br /> standards-and requirements for dedication and/or construction. <br /> 9. The design of the subdivision provides, to the extent feasible,for future passive or natural heating <br /> or cooling opportunities in the subdivision. <br /> • This Finding can be made because the homestte parcels are large enough so that <br /> individual dwellings can be situated to take advantage of solar orientation. <br />
