DEVELOPMENT COMMITTEE MEMORANDUM <br /> MS-90-79 <br /> PAGE FOUR <br /> ORDINANCE REQUIREMENTS: <br /> The ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> 16 . The minimum parcel size for parcels created by this <br /> subdivision shall be forty (40) acres. <br /> 17 . The minimum lot width for parcels created by this subdivision <br /> shall be one hundred (100) feet. <br /> 18. The provisions of the Flood Prevention Ordinance (Section 9- <br /> 10325 of the Planning Title) shall be applied to all <br /> construction proposed within the 100-Year Flood Zone. <br /> 19. The owner shall execute an Irrevocable Offer to Dedicate a one <br /> hundred (100) foot wide strip along the north property lines <br /> of all parcels adjoining the Mokelumne River in favor of San <br /> Joaquin County for the purpose of future public use of the <br /> Mokelumne River. The area to be dedicated shall be shown on <br /> the Final Parcel Map and the Habitat Management Plan. <br /> The owner shall execute an Irrevocable Offer to Dedicate a <br /> one hundred (100) foot wide strip from the end of Mc Intire <br /> Road to the required river dedication in favor of San Joaquin <br /> County for the purpose of future public access to the <br /> Mokelumne River. The Offer is only intended to be taken in <br /> the event of loss of public access to the Mokelumne River <br /> through the Van Assen Park Facility. The area to be dedicated <br /> shall be shown on the Final Parcel Map and the Habitat <br /> Conservation Plan. <br /> 20. The expiration date for the approved map shall be twenty-four <br /> (24) months from the effective date of Minor Subdivision <br /> Application No. MS-90-79. <br /> RL:KA <br />
