c <br /> a <br /> COMMENTS ON DEVELOPMENTS <br /> MS-90-79 REVISED TENTATIVE MAP <br /> 4 . Parcel 1 shall have minimum 100-foot frontage on McIntire <br /> Road . <br /> 5 . The owner shall execute an Irrevocable Offer to Dedicate a <br /> fifty foot ( 50 ' ) wide strip along the private road, with a <br /> 250 ' minimum radius on center line of curves, and shall <br /> provide a non-exclusive access easement along the same <br /> alignment. <br /> RECOMMENDED CONDITIONS : <br /> 1 . Dedication to result in a 25 foot wide right-of-way from the <br /> centerline of McIntire Road to the property line shall be <br /> required across the frontage of Parcels 2, 4 , 5 , 6 and the <br /> 50-foot private road . <br /> 2 . The frontage improvements for McIntire Road across the <br /> frontage of Parcels 1, 2 , 4 , 5, 6 and the 50-foot private <br /> road shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way Farm or Estate <br /> Subdivision street . The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of <br /> a Deferred Frontage Improvement Agreement, prior to approval <br /> of the Parcel Map. (A $250.00 fee is required for processing <br /> per Planning Title Section 9-10500 in addition to a copy of <br /> the Grant Deed and an estimate . The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval . As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $100.00. ) <br /> 3 . Any driveway longer than 150 feet shall meet the requirements <br /> of the Clements Fire District. <br /> 4 . Requirements for construction of improvements and driveways <br /> shall be noticed by a statement on the Parcel Map. <br /> 5.
