INITIAL STUDY (CONT'D) RA-92-3 (MS-90-79) NOTE: The Initial Study that was prepared for the underlying Minor Subdivision application (MS-90-79) on November 27 , 1990, indicated that although significant, adverse environmental impacts could result from the project, the mitigation measures incorporated into the project reduced the potential impacts to less than significant levels. This Initial Study addresses the impacts assoc . ated with the proposed Revisions of Approved Actions application; namely the removal of the requirement for future frontage improvements on the private right-of-way. la. While portions of the site are located within the 100-Year Flood Zone, the private right-of-way itself is located outside of that part of the site within the Flood Zone. No significant impacts are expected to result with respect to the Flood Zone. 2b. This project will not result in any additional grading on the site, beyond that already permitted by the approval of the underlying project. The location of the private right-of-way is subject to the Conditions of Approval on the underlying application. 2c. No additional conversion of farmland will result from this project. The issue of farmland conversion was addressed by the Initial Study for the underlying project. That document stated that the limited amount of development that will take place and the size of the parcels being created (forty acres) limit this impact to a less than significant level. In addition, portions of the site contain non-prime soils. 3a. & b. Based upon the results of a Biological Resources Survey conducted on the site, Mitigation Measures were developed to reduce potential adverse, environmental impacts to less than significant levels. Those Mitigation Measures were incorporated into the project by the applicant and made a part of the conditions of Approval. This project will in no way modify or delete those measures. For these reasons the project will not result in any significant, adverse impacts on the site' s plant and wildlife species or habitats.
