INITIAL STUDY <br /> (CONT'D) <br /> RA-92-3 (MS-90-79) <br /> NOTE: The Initial Study that was prepared for the underlying <br /> Minor Subdivision application (MS-90-79) on November 27 , <br /> 1990, indicated that although significant, adverse <br /> environmental impacts could result from the project, the <br /> mitigation measures incorporated into the project reduced <br /> the potential impacts to less than significant levels. <br /> This Initial Study addresses the impacts assoc . ated with <br /> the proposed Revisions of Approved Actions application; <br /> namely the removal of the requirement for future frontage <br /> improvements on the private right-of-way. <br /> la. While portions of the site are located within the 100-Year <br /> Flood Zone, the private right-of-way itself is located outside <br /> of that part of the site within the Flood Zone. No <br /> significant impacts are expected to result with respect to the <br /> Flood Zone. <br /> 2b. This project will not result in any additional grading on the <br /> site, beyond that already permitted by the approval of the <br /> underlying project. The location of the private right-of-way <br /> is subject to the Conditions of Approval on the underlying <br /> application. <br /> 2c. No additional conversion of farmland will result from this <br /> project. The issue of farmland conversion was addressed by <br /> the Initial Study for the underlying project. That document <br /> stated that the limited amount of development that will take <br /> place and the size of the parcels being created (forty acres) <br /> limit this impact to a less than significant level. In <br /> addition, portions of the site contain non-prime soils. <br /> 3a. & b. Based upon the results of a Biological Resources Survey <br /> conducted on the site, Mitigation Measures were developed to <br /> reduce potential adverse, environmental impacts to less than <br /> significant levels. Those Mitigation Measures were <br /> incorporated into the project by the applicant and made a part <br /> of the conditions of Approval. This project will in no way <br /> modify or delete those measures. For these reasons the <br /> project will not result in any significant, adverse impacts on <br /> the site' s plant and wildlife species or habitats. <br />
