' " v <br /> CONDITIONS OF APPROVAL <br /> SA-90-20 <br /> INTERMOD INDUSTRIES , INC . <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan , prepared by a registered Civil <br /> Engineer, showing drainage , driveway access details , <br /> on-site parking , existing and proposed utility <br /> services, and grading , shall be submitted to the <br /> Department of Public Works for approval . Storm <br /> drainage shall be in conformance with the Master Storm <br /> Drainage Plan . Two sets of calculations shall be <br /> submitted along with the Improvement Plan . <br /> b. The frontage improvement for McKinley Avenue shall be <br /> constructed in conformance with the standards for an <br /> 84-foot right-of-way industrial street. <br /> C. An Encroachment Permit shall be required for work <br /> within the road right-of-way. <br /> d . The Traffic Impact Mitigation Fee will be required for <br /> this development. (The fee currently is $1 , 894 per <br /> 1 , 000 gross square feet of building for a <br /> classification of 7324 . The fee shall be automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Index as published by the Engineering News Record . ) <br /> e . Public water service shall be required for the <br /> development . <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. Connection to an approved public water supply system is <br /> required . A letter from the water supplier will be <br /> required stating that they have the capacity to serve <br /> the development and that the system meets State <br /> standards prior to recording the final map . <br /> b . State on revised plans or improvement plans that the <br /> leach field area will be barricaded so it can not be <br /> driven over , parked on or used as a storage area. This <br /> leach field area must be used for that specific purpose <br /> only and can not contain any underground utility lines. <br />
