(DISTRICT 5). <br /> APPLICANT: Johnzeb Khan APN: 245-130-12 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration Designated Flood Hazard <br /> Area. <br /> Mello Avenue has an existing right-of-way width of 40 feet and a planned right-of-way width of <br /> 50 feet. <br /> RECOMMENDATIONS: <br /> VR-99-2 <br /> None. <br /> SA-99-53 <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $151.36 per daily <br /> trip-end generated in the Ripon area.
