(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one way aisles,except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h]) <br /> h ANIMAL REGULATIONS: The following animal regulations apply and shall be provided: <br /> (1) All animal enclosures,including but not limited to pens, cages,and feed areas,shall be <br /> maintained free from litter, garbage,and excessive accumulation of manure so as to discourage <br /> the proliferation of flies, other disease vectors,and offensive odors. The premises shall be <br /> maintained in a neat and sanitary manner. (Development Title Section 9-1045.7[b]) <br /> i. UNIFORM BUILDING CODE: The existing structures shall be reviewed by an architect or civil <br /> engineer and restructured to the 1997 Uniform Building Code requirements. <br /> 2 SOUTH SAN JOAQUIN IRRIGATION DISTRICT <br /> a. If the Variance is approved, submit a site plan to the District which provides specific details for <br /> proposed drainage and other such improvements that may affect District facilities and operations. <br /> This plan must be reviewed and approved by the District Engineering Department. <br /> b. Obtain an encroachment permit from the District for any proposed encroachments within any <br /> District easement. <br /> c. Obtain a structure abandonment agreement and remove any service structure that is no longer <br /> needed within the improvement site. <br /> 3. DEPARTMENT OF PUBLIC WORKS <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Section 9-1145.5) <br /> b. The driveway approaches shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$151.36 per daily trip-end <br /> generated in the Ripon area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution <br /> R-96-592) <br /> d.
