The frontage improvements for Michael Avenue shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way Local Residential Street. (Development Title Section 9-1150.2[d]) <br /> 5. The project shall be served by a public sewer collection system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health Services Environmental Services Division and the <br /> Department of Public Works. Service shall be provided by the City of Stockton. (Development Title <br /> Section 9-1105.2) <br /> 6. The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services Environmental Health Division and the Department of Public Works. <br /> Service shall be provided by California Water Service. (Development Title Section 9-1115.2) <br /> 7. A terminal drainage system shall be provided to meet the requirements of the County and to provide adequate <br /> drainage for the subdivision. Applicant shall submit engineering calculation and drainage plan with collection <br /> paths and terminal drainage for review by Public Works prior to approval of the Parcel Map. Service shall be <br /> provided by the Morrison Gardens Storm Drain System. (Development Title Section 9-1135.3) <br /> 8. If improvements referred to herein will not be completed prior to approval of the Parcel Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within <br /> one(1)year after approval of the Parcel Map. (Development Title Section 9-1100.3b]) <br /> 9. This development may be subject to reapportionment under the San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project). Contact Jenifer Storsteen with <br /> MuniFinancial at(800) 700-6864, extension 1534, to determine if there is a current remaining lien that is <br /> subject to the reapportionment process. Any fees and/or remaining lien payoffs related to the SJAFCA <br /> assessment shall be paid prior to recording of Notice of Lot Line Adjustment/Parcel Map/Final Map. <br /> 10. All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> H. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, CalTrans <br /> Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> 12. All construction activities on the resulting parcels shall comply with the San Joaquin County Small Site Storm <br /> Water Management Plan. <br /> Note: Any construction activity that results in the disturbance of at least one (1)acre of soil shall require a State <br /> NPDES construction permit. <br /> The project is located in an area of historical flooding.
