01 - 24 <br /> MINOR SUBDIVISION <br /> SAN JOAQUiN COUNTY COMMUNITY DEVELOPMENT DEPARTMENT <br /> 1810 EAST HAZELTON AVENUE, STOCKTON, CA 95208 <br /> TELEPHONE: (209).468-3120 <br /> BUSINESS HOURS: 8:00 a.m. to 5:00 p.m. <br /> (Monday through Friday) <br /> APPLICATION PROCESSING STEPS <br /> STEP 1 CHECK WITH STAFF- Development Services Staff will explain the requirements and procedures to you. <br /> STEP 2 SUBMIT YOUR APPLI CA TION-When you apply,file all of the following: , <br /> FEE The staff will/at you know the current cost of filing an application. Make checks are payable to the San <br /> Joaquin County Treasurer. j <br /> !_ FORM <br /> Seven(7)copies of the completed application information forms(attached)which a8 owners must sign. <br /> • TENTATIVE MAP ,Sen(7)copies of a folded tentative map(see attached)and two(2)copies of an 8.1/2"x f 1"reduced copy <br /> oft amap. <br /> • CONTAMINATION A surface and subsurface contamination report shall be required at the time of the tentative map submittal <br /> REPORT (Development Title Section 9-905.12)Submit this study to the Environmental Health Division prior to <br /> submiffing this application. <br /> PARCEL MAP <br /> WAIVER if you believe the proposed division qualifies fora parcel map waiver,include a waiver request with the <br /> application. <br /> • DEED One copy of a preliminary title report or Deed of the property. <br /> • <br /> SERVICES If your project requires connection to public facilities,you must submit a"will-serve"letter from the <br /> appropriate water,sewer or drainage entitles at the time of filing. This letter must include a statement from <br /> the agency that they will serve the proposed development,and have,or will have,the capacity to provide such <br /> service. <br /> E <br /> • APPLICATION Staff will check your application, if anything Is missing,you will be notified In writing.The applicant will be <br /> COMPLETE sent a postcard once the application has been determined complete. (Your applic_atlon cannot be processed <br /> until it is complete.) <br /> E <br /> STEP 3 APPLICATION PROCESSING <br /> • CEQA The County will decide If the proposal will have an adverse effect on the environment if there are no adverse <br /> effects,the application will be processed. If there are potential adverse effects,further environmental review i <br /> will be required. This may extend the processing time. <br /> • REFERRALS AND Staff will refer the application to any County departments,other agencies and surrounding property owners i <br /> ACTION affected by your proposal. At the and of a review and comment period(about 4 weeks)the staff will approve <br /> r your application If they can make required findings. If the staff cannot make the required findings,the <br /> application will be denied. <br /> c <br /> I <br /> • FINAL ACTION The action of the staff can be appealed to the Planning Commission. The staff's action Is final unless <br /> appealed. For further Information on the length of the appeal period,contact the staff. <br /> 1 <br /> STEP a CONDITIONS AND ADDITIONAL PERMITS # <br /> • PARCEL MAP Unless waived,a parcel map must be approved by the County Surveyor within do months of approval of the <br /> tentative map. <br /> • CONDITIONS The staff will send you the final action and if it Is approved if will Ilst conditions,by department,that must be <br /> met before you can file a parcel map. <br /> • IMPROVEMENT As part of the Parcel Map,Improvement Plan are sometimes required. They are engineered plans showing <br /> PLANS sewer,water,drainage,grading,frontage improvements,roads,street lighting. Facilities and Landscaping. <br /> • ENCROACHMENT Encroachment Permits must be acquired from the Public Works Department for any work performed within <br /> PERMITS the road right of way. If the project fronts on a state highway these permits are obtained from Calfrans. <br /> • SANITATION& Projects that will utilize on-site sanitation disposal and/or on-site wells,must obtain permits from the <br /> WELL PERMITS Envlronm ental Health Division. <br /> i <br /> • BUSINESS If the project Involves a business,a Business License must be approved prior to sfarting opera Ilan. Business I <br /> LICENSES License applications can be processed concurrently with the Minor Subdivision application. <br /> i <br /> • BUILDING If the project Involves construction,a Building Permit must be approved prior to commencement of work. <br /> PERMITS <br /> • SOiL SUITABILITY A Sall Suitability Study may be required to determine the suitability o1 the soft to support a septic system. ! �I <br /> STUDY <br /> • OTHER PERMITS Frequently other local,state and/or federal agencies will require permits for land use projects(e.g.Air ! <br /> Pollution Con troi District,Regional Water Quality Control Board or the Sheriff's Office).
