CA 95240 The project for which this application is being made is to be accomplished in two phases , as follows . Phase 1 : 1 . Convert the existing 3, 020 sq . ft. Single-Family Residence (Building 1 ) to an A-3 occupancy for use as Assembly, plus offices and classroom accessory to the Assembly use . Maximum occupant load 100. (Fixed seats in Assembly area. ) 2 . Construct two driveway accesses and sufficient parking for this use including at least 1 handicapped space. 3 . Construct 6 ' high solid masonry wall plus 5 ' planting strip along side property lines , adjacent to the areas of vehicular traffic and parking. Phase 2 : 1 . Construct a 4 , 500 sq . ft . New Sanctuary Building (Building 2) , Occupancy Group A-3, to house a Sanctuary with fixed seating (occupant load 150) plus accessory office, Nursery , kitchen, and a multi -purpose foyer/social hall for less concentrated Assembly use. 2 . Upon completion and occupancy of Building 2 , Building 1 will be used for office and classroom space accessory to the Assembly use of Building 2 . 3. Construct sufficient additional parking, including 1 handicapped space, to serve the new Sanctuary, which will be the largest and most concentrated use . Parking requirements are based upon the occupant load of the Sanctuary because other less concentrated assembly uses , such as the multi-purpose/social hall , will not occur at the same time as the concentrated use of the Sanctuary .
