a I <br /> CONDITIONS OF APPROVAL <br /> MS-92-39 <br /> HERSCHEL & LAVERNE TRAVIS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements . Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a . A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. Parcels should be numbered as "Parcel 1" and "Parcel 2" <br /> on the Parcel Map. (Subdivision Map Act Section 66445) <br /> C . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 845 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304) <br /> d. The frontage Improvements for Micke Grove Road shall be <br /> constructed in conformance with one-half of its adopted <br /> Precise Plan. The frontage improvements for South 99 <br /> Frontage Road shall be constructed in conformance with <br /> the standards for one-half of a 60-foot right-of-way <br /> rural street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. <br /> (A $250 . 00 fee is currently required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed, legal descriptions of Parcels 1 & 2 and <br /> an estimate. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing and estimate for an <br /> additional fee of $100. 00 . ) (Planning Title Section 9- <br /> 9204) - <br />
