(2) A minimum of 100 parking spaces shall be provided, including four (4) accessible spaces, for <br /> Phase 1. An additional 160 spaces shall be provided, including three (3) accessible spaces, for <br /> Phase 2. Phase 3 shall include an additional 51-3 73 spaces to result in a total of 7-73 330 spaces <br /> at full buildout 15 ..f whi h shall as s,..,.,n an the revised Site Plan <br /> submitted May 28, 1999. <br /> (3) Parking spaces for persons with disability shall be provided as required by Chapters 11A and <br /> 11 B of the California Building Code. <br /> (4) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (5) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> (6) Thirty-nine (39) bicycle parking racks or storage devices are required (1 rack/20 spaces). <br /> (Development Title Section 9-1015.7) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][11) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed according to the standards set forth in Section <br /> 9-1015.5 of the Development Title. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of both <br /> Middle Road and Lammers Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) All areas requiring landscaping shall conform to Section 9-1020 of the Development Title. The <br /> parking area shall be provided with a minimum of five percent (5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. One hundred <br /> fifty-five(155)trees shall be planted and evenly spaces throughout the parking lot.Trees shall be <br /> planted, evenly spaced throughout the parking lot.
