PA-03-00504 OF DIANNE <br /> O'HARRA (APN: 209-280-25) (ADDRESS: 14100 W MIDDLE ROAD, <br /> TRACY) <br /> The project is a horse-boarding stable for a maximum of five (5) horses. (Use Type: <br /> Stable-Neighborhood) The applicant also has eight (8) horses of her own on which she <br /> gives private riding lessons. All barns exist and no new buildings are proposed. There <br /> are also horse pastures and a riding arena on the property. The barn operates seven <br /> days per week during the hours of 9:00 a.m. and 5:00 p.m. There are no employees <br /> (excluding the applicant) associated with the operation. <br /> The 5-acre parcel has a General Plan designation of A/G (General Agriculture) and is <br /> zoned AG-40 (General Agriculture-40 acre minimum). The project site is located on the <br /> south side of Middle Road, 1,800 feet west of Lammers Road, north of Tracy. <br /> Parkin <br /> Development Title Section 9-1015.3(b) states that 0.67 parking spaces are required per <br /> 1,000 square feet of building space for the use type Stable-Neighborhood. The <br /> applicant indicates that only the main barn and tack room (2,160 square feet) are used <br /> as part of the boarding facility. The rest of the buildings are used privately. As a result, <br /> two (2) parking spaces are required, one of which shall be van accessible. The parking <br /> spaces may be located near the front of the project site near the residence. Each <br /> parking space shall be an unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty (20) feet long (Development Title Section 9-1015.5(b)) <br /> Site Plan <br /> The applicant indicates that the horses will be boarded in the main barn with the tack <br /> room. The other buildings on the parcel are used for her own horses. As a result, the <br /> Site Plan, once approved, should identify buildings used for the boarding facility and <br /> buildings designated for personal use. <br /> 1 <br />
