CONDITIONS OF APPROVAL <br /> PA-1800065 <br /> DAN CARDOZAIDILLON &MURPHY <br /> Minor Subdivision Application No. PA-1800065 was approved by the Community Development <br /> Department on July 10, 2018. The effective date of approval is July 20, 2018. This tentative map <br /> approval will expire on July 19, 2021, which is three (3) years from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Giuseppe Sanfilippo [209]468-0227) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map dated <br /> March 14, 2018. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map and recorded as a separate instrument: <br /> (1) All persons purchasing parcels within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, such <br /> as noise, odors, insects, dust, or fumes. San Joaquin County has determined that such <br /> inconveniences or discomforts shall not be considered a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) The lot width of individual lots in a Major or Minor Subdivision may be reduced to seventy percent <br /> (70%) of the minimum lot width required by Table 9-310.3, provided the following conditions are <br /> met: <br /> (a) The average lot width for all lots in the proposed subdivision, measured a distance of 30 <br /> feet back from the front lot line, shall be equal to or greater than 150 feet. (Development <br /> Title Section 9-310.4[a]) <br /> (2) All parcels shall have a minimum lot area of 2 acres. (Development Title Section 9-310.3) <br /> d. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an approved <br /> Improvement Plan application. Replacement of any tree removed under Development Title Section <br /> 9-1505.3 shall be as specified in Section 9-1505.4. <br /> e.
