CONDITIONS OF APPROVAL <br /> MS-97-11 <br /> VICTORINE KENDRICK <br /> Minor Subdivision Application No. MS-97-11 was approved by the San Joaquin County Community <br /> Development Department on July 31, 1997. The effective date of approval Is August 10, 1997. This <br /> tentative map approval will expire on August 9, 2000, which Is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been compiled with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact. Chandler Martin, 458-3144) <br /> a. APPROVAL..: The parcel map shall be in substantial conformance with the tentative map <br /> submitted on July 14, 1997. <br /> b. LOT SIZE: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 2 shall have a minimum lot area of 2.0 net acres. (Development Title <br /> Section 9-310.3) <br /> C. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> 1. A proposed 25 foot wide private easement for access to parcel 2, along the east <br /> property line of parcel 1, shall be shown on the Parcel Map. (Development Title <br /> Section 9-1150.15) <br /> 2. The following note shall be placed on the Parcel Map and also shall be recorded <br /> as a separate instrument: <br /> Secondary access will be required for any additional development on parcel 1 or <br /> parcel 2. At the time of additional development of parcels 1 and/or 2, the entire <br /> length of the private right-of-way for the parcel to be developed, shall be <br /> constructed and maintained to the standards required by Section 10.207 of the <br /> Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> Conditions of Approval - 1 - MS-97-11 <br />
